Exclusively For Our Readers
We found this Railway Station for YOU to review and consider. It comes with Planning Permission GRANTED For a rebuild Railway Station home project. Plus a decent lot of railway land. Being Sold: "As Is” For £275,000.
So that there is no doubt what is for sale: We present for you, the site of the former Tumby Railway Station, including the main station building and the rail track bed, with both platforms either side of the former railway line. All set on a large piece of railway land and access to the main (council adopted) UK road network. we reckon there is room for an extra item? Later in this article!
We just love the first photo in this segment, taken by Chris Sands, when he was a “nipper.” Here is Tumby Railway Station and the railbed, that now has an emotive canal-like sea of green grass with the illusion of an old canal that pre-dated the steam engine. But in fact, there are real and historic rail-track and a station building lurking in amongst all this flora and fauna…
.
^^ Tumby Railway Station For Sale: Now ^^
We thought it wise to start off with a photo of Tumby Railway Station before it became totally overgrown and “bits” fell off! There is quite an emotive sea of long grass. Almost as if a canal of green has replaced the bed of railway track.
For folk who are aware of how the canal network was replaced by the railways, something quite evocative can be seen in this picture as the railway track-bed gives way to nature and almost reinstates the original canal, but with gently swaying, platform high flora and fauna.
ACCESS:
We start of by answering a question from a reader of Unique Property Bulletin (here and here)…
=> There is access to (properly road-network adopted): Station Road, Tumby Woodside, Boston, Lincolnshire, PE22 7SL.
The eagle-eyed of our Unique Property Bulletin readers will have noticed the deployment of much social media on this page. Apart from the obvious usefulness in discovering old railway stations and other unique property to buy, the deployment of social media allows us to “share” posts where copyright permission needs to be “bullet-proof” because of the scourge of “Copyright Trolls” and their nefarious behaviour. We like it when they get struck off. Heroic effort from the person who fought back against crooked copyright troll lawyers. The judge who got rid of the Liebowitz crook deserves a promotion: Click Here. Mini Rant over. Feel better.

Tumby Woodside Railway Station…
Social media can help in other ways. The writer of this article (Russ: here) is unlikely to be buying Tumby Railways Station; but he is still looking for the artist who painted a beautiful picture of the building as it is a fine and evocative piece of artwork. Social media should help with locating the actual artist. We also reckon that whoever does buy this railway station might also like to purchase a copy of the “before renovation” picture and frame it for one of the station’s interior walls for “after” that restoration work has been completed….

Social Media Helps In Locating The Artist
.
Indeed, social media has become a very powerful tool in helping bring back these elegant, nostalgic and important railway station structures. Internet sites such as: “Disused Stations” on Facebook are vital sources of un-restored classic railway buildings: Click Here.
Plus the eponymous www.Facebook.com/UniquePropertyBulletin. This is our own main site and can be “followed” on Facebook so that you do not miss anything: Click Here.

A Neatly Arranged Pile of Bricks
In The Ghost of An Urban Railway Jungle
Our intrepid railway architect has become a good friend. He used to live in a converted fire-station. Part of his commute was driving past an intriguing set of bushes. Occasionally the sunshine would glint off of something that was not vegetation, flora nor fauna.
Curiosity got the better of our friend and he went all Bear Grylls and dove into the jungle at the aptly named Tumby Woodside into a side of wooded jungle. This is what he found….
^^Amazing ^^
^^ What Can Be Found In The Undergrowth ^^
Long story short, our new friend bought this old piece of land that used to be Tumby Railway Station. It is the segment of land and structures outlined in GOLD-COLOURED ink and marked “Tumby Railway Station For Sale” that we have the enjoyment of helping arrange a sale that is EXCLUSIVE to readers of Unique Property Bulletin…

The land was carefully pruned-back to the way it used to be. Please remember, Tumby Railway Station “for sale” is outlined in gold-coloured ink on the drawing above this paragraph.
Several weeks’ work ensued in pruning and clearing the Tumby Railway Station site. Location: here and . Those efforts ca be seen with the solid brickwork remaining. The “bits” that had fallen off have been removed or naturally composted away! This will give the new owner a very fresh and clean start in their restoration adventure…

Here at Unique Property Bulletin we are tempted to suggest reinstating some railway tracks and placing a couple of restored railway carriages onto them as a “Garden Office” from which to work remotely… these words are being written remotely, via broadband internet from a lighthouse station: Click Here.
.
^^ This Is The “Extra Item” We Mentioned ^^
In Our First Paragraph
Imagine…
A Very Comfortable Pullman Coach
On Your Railway Tracks
In Your Garden?
The idea of adding a railway carriage of two is becoming very popular in renovated railway stations across the country. The income from these additional items helps hugely in payig for what can be a financially significant restoration effort.
Or if you are not too keen on (unusual style) holiday lettings, then one of these magnificent coaches would make a sublime “garden office”.
We have been banging on about working from home since the 1980s when fax machines helped make it possible.
The crew here at Unique Property Bulletin are bemused that during that horrendous pandemic, “working from home” became mandatory at times.
=> In our wee world, the idea of working out of one of these railway carriages is hugely appealing and incredibly ironic.
Why?
Because, utilising Lloyds Bank data, we spend 492 days of our lives commuting. That is stated as 251 hours each year (here). The ONS states we work for 43 years in their fascinating “Milestones Report”: Click Here.
=> That is 10,793 hours in stressful traffic.
Yes of course, the train is usually less stressful.
When the arithmetic is done, the ONS say women live to 87 and men to 85. We average 20 years of retirement. We could have 2 extra years (when we are younger and fitter) with every day to do as we wish. Spend more time with the grandkids, or travel, or paint. Even tap away at the keyboard doing what I am just now.
Makes you think? We sitting here writing this it certainly makes me thin?
Would you rather a lifetime of doing this for 251 hours every year…
.
^^ ^^ Worth Thinking About? ^^
^^ 10,793 of Your Life Doing This ^^

Or, rather than 10,793 hours of your life commuting (and spending) ~ buy yourself a new home. One that used to be a railway station. At the end of this feature article we have an earlier COMPLETED railway home at £850,000.
With Tumby Station, you can fine-tune the design of the main house and for our part here at Unique Property Bulletin, we would seek an additional planning permission to lay some railway tracks and put TWO of these former railway carriages on the railway.
=> One for use as a “Garden Office” and the other to rent out, as “passive income” from that means more hours of life can be devoted to family and things that cheer me up and/or make my visitors happy too.
=> Perhaps you feel the same way? Less commuting. More time being happy.
Right on track.
For the internet-savvy (and if you aren’t then maybe worth the effort to become more in tune with the better parts of the internet), as here is a very good example of what you could do at Tumby Railway Station by reinstating a couple of lines of railway track and purchasing an old Pullman railway coach….
There are some wonderful examples of added features to these iconic stationary station buildings. A favourite of ours is the elegant Heacham Station Carriage: click here, (though the owners at Heacham deploy their carriage as holiday accommodation rather than “Garden Office” use.

There is, of course, an extra, very helpful thing included. The completed Planning Permission Process with the magical words “Permission Granted” on the paperwork.
Current Condition: The site has been cleared of old weeds and shrubbery so that the platform edge can be seen and is now much safer. The old roof and awning were unsafe and carefully removed. The substantive structure has been parred back to the structurally safe. Indeed there is a professional surveyor’s structural report so that the basis upon which the new house planning permission may be effectively have old and new/renewed seamlessly joined as this railway structure is brought back from a derelict eyesore, to a characterful and useful building. Especially suited to those who have a passion for railway buildings.

Much though your writer here, tapping away at the keyboard has a “complex” relationship with social media (love and dislike in equal measure), there is a fair measure of appreciation due to such as Facebook and those such as Nick Catford who run social media pages designed to freely help fellow enthusiasts find these railway buildings and…
Much to our own delight, seeing enthusiastic people with railways in their DNA get a shot at owning and restoring one of these buildings.
There is a great deal of enjoyment (and a fair amount of frustration) is to be had.
Though we really would wish to emphasise how important the GRANTED planning Permission is. It cures so many headaches and gives whoever buys this a really good start.
Here is what the Planning Permission drawing for Tumby Woodside looks like…

look like when completed…
Here at Unique Property Bulletin we are delighted to bring you a railway station for sale. Okay, it may have seen better days, but, the headache of securing FULL Planning Permission has been completed and is included in the price. So the old Tumby Railway Station is ready to be brought back into a useful life and the Planning Permission includes the “change of use” to residential accommodation.
It may be helpful to see what the Railway Axeman of the 1960s, Richard Beeching proposed for this railway station an the eye-watering numbers of other stations…
The first report identified 2,363 stations and 5,000 miles (8,000 km) of railway line for closure, amounting to 55% of stations, 30% of route miles, and the loss of 67,700 British Rail jobs.
Railway Station Rescues
Though in this case, the owner of Tumby Woodside Railway Station + platform + railway bed + land has retired, he has still managed to secure the full planning permission. But is now off to take a sabbatical and has agreed to place the Tumby Railway Station up for sale including the full planning permission.
It is very important to mention the sheer large numbers of classic railway stations slowly decaying in this manner ~ as there will be disused railway buildings near to you ~ that all of us who have a passion for these iconic railway buildings that form part of the heritage of the country that invented railways (a hotly debated subject: (here), the fellow eccentrics here at Unique Property Bulletin would commend and thank some of the unsung heroes in the disused railway community. First is the brilliant Nick Catford from: “Disused Stations” (here). Nick and his crew are now in their 20th year of collating a historically important archive. He does what it says on the site name! Nick and these guys deserve a medal.
What Nick and the team do for you and me, for free, as volunteers, (amongst many other things) is help others identify and work towards recovering disused railway stations from dereliction. Nick Catford will rank alongside railway heritage rescuers as the legendary Woodham Brothers (here) have for saving steam engines for renovation…

This is what Richard Beeching with his railway cuts in the 19602 (here).
The UK rail network was decimated.
Mercifully Beeching is long gone, but every now and then we get a similar dinosaur in a planning department. Well we can speak definitively at Unique Property Bulletin… and the job creating adventures we get up to at the day job! Now, when we meet a planning officer who has a chip on his or her shoulder, we just walk away. So next time you vote for a councillor, ask them how many jobs THEY create each year?
That is why we loathe Beeching and his ilk.
