Here you have a huge classic with a lapsed planning permission. Two things jump out at us: (i) Planning Permission precedent has been established. Yes, the old planning permission has lapsed and yes, you will need to renew. BUT you are not obliged to reinstate the exact earlier permission. For what it is worth, from our own experiences, you’d be wise to study a planning permissions at the Isle of Wight area until YOU find the BEST local architect within the lists on the Council website. Then engage the services of that architect. Between you  and the lateral-thought process of a good quality architect, the new (and different vernacular) planning permission should be awesome.

Architects are worth their weight in gold. Especially if you find an architect with whom you work well. This is a unique building in a sublime setting. Please do it justice. If you buy this structure, you will be responsible for the next chapter in its life and given the solid nature of that masonry, it ain’t going to fall down anytime soon.

This leads us to our second point: (ii) Leasehold Title! Many folk shy away from this as an inferior title when compared to Freehold. Yes, you SHOULD check the leasehold document. Please do not be a numb-nut that appears on Homes-Under-The-Hammer boasting that you “have NOT read the legal pack.”

BUT do NOT worry unduly about there ONLY being 991 years or whatever remaining on that 999 year lease. You ain’t going to be around in 999 years and if science makes that possible one day, you are going to need plastic surgery before and masonry here needs remedying! This leasehold will be the least problem as your body’s 999 years of ageing takes a toll. Besides, the property legislation is now fairer for leaseholders. Generally you can renew for another 999 years! To all intents and purposes (notwithstanding any “lurker” conditions in the Leasehold Agreement) in many ways the title should be good for a millennia or two. Though unlock your padlock and let your moths fly free… open your wallet/purse and pay for a decent lawyer to check out that Lease. For your own sanity and security. If all is well, then the classic nature of this building with those views and a big plot of land, all set off by being on the wonderful Isle of Wight mean you have a great adventure in this place.
There is a hidden gem: The Penthouse. But this was advertised at £600,000 and is NOT included in the current £330,000 guide for the bulk of the rest of the building.

But at least you can have an idea of the views an get a sense of the value-for-money the bulk of this building gifts you..
